These terms are the agreement between you and Home Steward Pros LLC ("HSP", "we", "us") for the work we do at your home, and for the customer portal at app.homestewardpros.com. They are written to be read — short sections, plain words. By starting a membership, accepting an estimate, or using the portal, you agree to them. If you signed a separate written agreement with us, that agreement leads and these terms fill in around it.
Services and memberships
We offer seasonal home stewardship memberships, window cleaning and exterior services, and one-time jobs and projects we bid for you.
- A membership includes the visits and tasks listed for your plan at the time you join. Your plan page and your Home Health Report together say what we service.
- Memberships bill monthly, or annually when you prepay, and renew on the same terms until you cancel.
- Some plan items happen once a year or once a season. If you cancel partway through a year, items you have not yet received are not owed to you in cash.
- Work outside your plan — repairs, projects, add-on services — is quoted separately and starts once you accept the quote.
- We serve the Idaho Falls area. If your home is outside it, we will say so before taking your money.
Scheduling and access to your home
- We schedule visits with you in advance and tell you when your steward is coming.
- You agree to give us safe access to the areas we need — gates unlocked, pets secured, vehicles clear of the driveway or work area.
- If we arrive as scheduled and cannot get in or cannot work safely, we may charge a trip fee and reschedule. Plans that include no trip charges are exempt.
- Weather moves exterior work. We will reschedule as soon as conditions allow, and we will not put a steward on an icy roof to keep a date.
- Tell us about known hazards, unpermitted work, or fragile finishes before we start. We can plan around what we know about.
- If you ask us to enter while you are away, that permission stands for the visit you agreed to and no other.
Pricing, estimates, and payment
- Estimates and quotes. An estimate is our best read of the work from what we can see. If we open something up and find more, we stop, tell you, and get your approval before continuing. You never get a surprise on the invoice.
- Deposits. Larger projects take a deposit before we order materials or schedule crew. Your quote says the amount. A deposit is applied to the final invoice.
- How to pay. Cards and memberships run through Stripe, our payment processor, which emails you a receipt. We also accept checks. Card numbers never touch our systems.
- Memberships. By starting one you authorize us, through Stripe, to charge your card on the schedule you chose until you cancel.
- Invoices. Due on receipt unless the invoice says otherwise. If a balance sits unpaid past 30 days we may pause service until it is settled, and a returned check or failed card may carry the fee our bank charges us.
- Price changes. We may change membership pricing with at least 30 days' notice by email, effective at your next renewal. A price we quoted for a specific job holds for that job.
Our workmanship
We stand behind what we do.
- 72-hour callback. Where it is offered on your service, tell us within 72 hours of a visit if something we cleaned or serviced was missed, and we come back and make it right at no charge. Windows and exterior cleaning are the common case; your service confirmation says when the callback applies.
- Project workmanship. Projects we build carry the 12-month workmanship assurance described on our home page — that covers our labor, not the manufacturer's product, and not wear from ordinary use.
- What it does not cover. Pre-existing damage, conditions we told you about and you chose not to address, weather and acts of nature, work done by someone else, and equipment already at the end of its life.
- Manufacturer warranties on parts and materials pass through to you; we will help you make a claim.
Cancellation
- Memberships. Cancel any time by emailing us or telling your steward. Cancellation takes effect at the end of your current billing period, and you keep the visits already paid for. Annual prepayments are refunded pro rata for whole months remaining, less the value of any plan items already delivered.
- A scheduled visit. Give us 24 hours' notice and we will move it for free. Later than that, or a no-access arrival, may carry a trip fee.
- A quoted job. Cancel before we order materials or begin and your deposit comes back, less any materials already ordered or custom-made for you and any work already performed.
- By us. We may end service with 30 days' notice, or immediately if a home is unsafe to work in or a customer is abusive to our staff. If we end it, we refund what you have paid for work not done.
Your portal account
- The portal is where you see your visits, reports, photos, estimates, and invoices. It is for your use and the use of people in your household you authorize.
- We sign you in with a link sent to your email, so keep that mailbox secure and tell us if you lose control of it.
- Use the portal for its purpose. Do not attempt to reach other customers' records, probe or overload the service, scrape it, reverse engineer it, or use it to break the law.
- The words, images, reports, and software in the portal belong to HSP or its licensors. Your photos and your home's record are yours; you give us permission to use them to serve you, and we ask separately before using any photo in marketing.
- We may suspend an account that is being used against these rules, and we will tell you why.
Electronic signatures and records
Membership agreements and accepted estimates are signed electronically through our e-signature provider. You agree that an electronic signature is as binding as one in ink, that the signed record we store is the authoritative copy, and that clicking to accept an estimate forms a contract for that work. You can ask us for a copy of anything you signed at any time.
Third-party services
Running this business takes a handful of outside services: Stripe for payments, an email delivery provider, an e-signature provider, and QuickBooks Online for accounting when HSP connects it. Each one handles your information under its own terms and privacy statement, and our Privacy Policy says what we send to whom. We choose these partners carefully, and we are responsible to you for the service we provide — but we do not control how they run theirs.
When a job calls for a licensed specialist — a roofer, plumber, or electrician — we coordinate them for you. Their work is their own, under their license and warranty, and we will tell you plainly when that is the case.
Disclaimer and limits
We do our work with care and in a professional manner. What we cannot do is promise that a home will never have a problem. Our visits are maintenance and visual inspection, not an engineering survey, a code inspection, or a guarantee about hidden conditions inside walls, under slabs, or behind finishes. Beyond the workmanship promises above, our services and the portal are provided as they are, without other warranties.
To the extent Idaho law allows, our total liability for any claim relating to our services or the portal is limited to the amount you paid us for the service the claim is about during the twelve months before it arose, and we are not liable for indirect or consequential losses — lost income, loss of use, or damage that follows on from the original problem. Nothing here limits liability for our own gross negligence, willful misconduct, or anything the law does not permit us to limit. If we damage something at your home, tell us and we will repair or replace it — that is between us, not a matter for this paragraph.
Changes to these terms
We may update these terms. The effective date at the top moves when we do, and for a significant change we will email current customers before it takes effect. Continuing as a customer after that date means the updated terms apply.
Governing law
These terms are governed by the laws of the State of Idaho, without regard to its conflict-of-laws rules. Any dispute belongs in the state or federal courts sitting in Bonneville County, Idaho, and we both consent to that. Before either of us files anything, we agree to talk — most of what goes wrong gets fixed by a phone call.
